“What is virtual staging and why would I use it?”
A question many people ask.
Afterall, it is “virtual”, so won’t actually be in situ on arrival at the property! Won’t my potential buyer, feel slightly cheated when there’s no lavish furniture and accessories?
Well, the short answer is “no they won’t” and here’s why.
Firstly, let’s understand what virtual staging is:
Virtual Staging is a technique used by interior designers, whereby they use CGIs (computer generated imagery) to dress an empty room. By doing this, a somewhat bare room is brought to life online, thereby attracting viewers to the property.
It is, of course, extremely important to make it clear in the property listing that all furnishings are virtual. This can be done either with prominent footnotes or by placing watermarks on the photos.
So, why would I use this service?
There are several different reasons for choosing virtual staging, some of which I have captured below:
• It helps to sell homes faster.
• You can customize your rooms in a way to suit your potential buyer’s needs.
• It is a more cost-effective option to physical staging.
• A room can be given an instant facelift!
• Cluttered rooms with undesirable furnishings can be transformed.
Viewing a property online with nothing but empty rooms can be quite dull and may not get the desired interaction. Buyers can’t work out the size of the room and whether their furniture will fit. By virtually staging all, or just some of these rooms, it helps a prospective homeowner imagine what it would be like to live there.
The secret is to build a persona of your potential buyer and virtually dress the rooms accordingly. For example, let’s say you envisage your 3 bedroomed, semi-detached house, to be purchased by a young couple. In which case, you could consider dressing the first room as the master bedroom, the second as a child’s bedroom and the 3rd as an office. Thereby fuelling the couple’s imagination. Once on site, the potential buyers can stand in the empty room with the large photograph of the virtual staging for comparison (at Fushia Design we leave A3 photographs at the property).
But, who would find it beneficial? Apart from an individual selling their own empty property, the service is used by property developers, builders, estate agents, investors and property managers. One example I love to use, is when properties are quite tired and outdated, perhaps when someone is downsizing.

In short, virtual home staging is a quick and cost-effective way to transform a property. All you need to do is arrange to have good quality photos taken of the empty rooms and leave the rest to the interior designer.
